📋 Frequently Asked Questions – Breakwater Inspections
At Breakwater Inspections, we know how stressful home buying and selling can be. We’re here to help answer your questions about the home, home inspections, and minimize the unknowns. Our goal is to help you feel secure and confident about your decision. Below are answers to common questions from local buyers and sellers throughout the areas we serve.
✅ What is a home inspection?
A home inspection is a visual, non-invasive evaluation of a building's structure and systems — from the foundation to the roof. It helps identify safety issues, needed repairs, and gives you a clear understanding of the home’s condition.
🏡 Why should I get a home inspection?
Whether you're buying or selling, a home inspection can save you thousands. Buyers avoid hidden surprises, and sellers can make repairs in advance to strengthen negotiations and increase buyer trust. Home inspections are also a great way to understand issues that may be going on in your home (even if you are not buying or selling).
🔍 What’s included in your home inspections?
Our comprehensive inspections cover:
Roof, attic, and insulation
Foundation, crawlspaces, and basement
Electrical and plumbing systems
HVAC (heating and cooling) systems
Doors, windows, walls, ceilings, and flooring
Built-in appliances (if applicable)
Exterior grading and drainage
And much more… see out What an Inspection Covers page.
⏳ How long does a home inspection take?
Most inspections take 2 to 4 hours, depending on the size and age of the home.
🏗 Do you inspect new construction homes?
Yes! Even brand-new homes can have issues. We inspect new builds for construction defects and shortcuts before your final walkthrough.
📅 How do I schedule an inspection?
Call or text us at (207) 956-0323, or email JLH@BreakwaterInspections.biz to schedule your inspection. We serve a wide area from the Portland to the Bar Harbor areas up the coast - out to the Lewiston, Waterville, Augusta, and Bangor areas - and out to several of the islands..
👀 Should I be there for the inspection?
You’re not required to attend, but we recommend it. It’s a great opportunity to ask questions and get familiar with your future home.
🧰 How should I prepare my home for inspection?
If you’re the seller or agent, please:
Unlock gates, garages, and electrical panels
Ensure access to attic, basement, and utility rooms
Turn on pilot lights or power to all appliances
A check list will be sent out prior to the inspection.
🕓 When do I receive the inspection report?
We deliver detailed, digital inspection reports within 24–48 hours — often same day. Reports include high-resolution photos, clear summaries, and action items. Printed reports are available upon request.
🚨 What happens if issues are found?
Every home has issues. Some are small; others may impact negotiations. Use our report to prioritize repairs, get contractor quotes, or renegotiate — or even walk away if needed.
💰 Do you provide repair estimates?
We don’t provide repair pricing, but we will flag high-priority concerns so you can request quotes from licensed contractors.
🧪 Do you offer radon, mold, or sewer inspections?
Yes — we offer radon testing, mold testing, air quality sampling, and more. View our Services page for full details.
🛠 Do you offer pre-listing inspections for sellers?
Yes! Pre-listing inspections help sellers catch issues early, make fixes, and sell with confidence.
🏷 How much does a home inspection cost?
Our pricing typically ranges from $300–$600, depending on size, age, and location. Call, email, or message us for a personalized quote.
☎ Can I ask questions after the inspection?
Absolutely. We’re here to help before, during, and after your inspection. Ask away — your peace of mind matters.
